Maintenance Manager (Service Manager)
📍 Location: Quiet Waters Landing – Annapolis, MD
💵 Compensation: $34/hour (based on experience)
🕒 Schedule: Monday–Friday, 8:00AM – 5:00 PM
Quiet Water Landing is seeking a skilled and experienced Maintenance Manager (Service Manager) to lead maintenance operations at our residential community in Annapolis. This is a great opportunity for a hands-on professional who takes pride in delivering top-notch property upkeep, ensuring resident satisfaction, and fostering a team-oriented environment.

🔧 Key Responsibilities
- Diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, flooring, and general maintenance issues
 - Oversee unit turnovers, including inspections and repair completion
 - Schedule and supervise contractors, vendors, and third-party service providers
 - Conduct routine property inspections to identify maintenance needs
 - Implement and manage preventative maintenance schedules
 - Manage work orders and ensure timely, documented responses
 - Collaborate with the Property Manager on project planning and service updates
 - Ensure compliance with OSHA safety standards and company policies
 
✅ Requirements
- HVAC Certification (required)
 - 3+ years of hands-on maintenance experience (residential or multifamily preferred)
 - Prior experience as a Service Manager or Assistant Maintenance Manager preferred
 - Strong knowledge of plumbing is essential due to an aging pipe system
 - Proficiency in electrical and carpentry repairs
 - Excellent communication, time management, and organizational skills
 - Experience with maintenance software and comfortable with new technology
 - Professional demeanor and customer service mindset
 - Familiarity with Fair Housing regulations and cultural sensitivity
 - Valid driver’s license and reliable transportation
 - High School Diploma or equivalent (required)
