Join our team as a Development Transition Community Manager and guide communities through the critical phase from developer control to homeowner governance. This role is perfect for an experienced professional who understands the unique challenges of new construction, developer relationships, and community turnover.
We are seeking a Development Transition Community Manager with a strong background in condominium and HOA management during the developer-controlled phase. You will work closely with developers, transitioning boards, and homeowners to ensure a seamless shift from development to resident-led governance while maintaining the highest community standards.
Key Responsibilities
- Oversee the operations and administration of developer-controlled associations in accordance with the management agreement and governing documents
- Serve as the primary liaison with developers, boards-in-transition, and homeowners during all phases of development and turnover
- Guide boards through turnover meetings, operational planning, and post-transition processes
- Ensure timely preparation of budgets, monthly financial reports, and management summaries for developer and board review
- Provide expert recommendations on capital improvements, warranty repairs, and long-term community planning
- Monitor corporate and client delinquency rates and coordinate collection processes
- Attend developer and board meetings, prepare comprehensive meeting packages, and ensure all legal requirements are met
- Maintain accurate unit files, contracts, warranty records, and resident information databases
- Oversee vendor procurement, contract negotiation, and performance evaluations
- Inspect and maintain building facilities, common areas, and amenities to uphold the community’s desired standards
- Manage and mentor on-site staff (concierge, maintenance, administrative support) where applicable
- Ensure compliance with local condo/HOA laws, developer agreements, and transition guidelines
Requirements
What We’re Looking For
✔ Proven experience managing developer-controlled associations, condominiums, or master-planned communities
✔ Knowledge of developer turnover processes, warranty periods, and construction defect claims
✔ Strong communication and negotiation skills for working with developers, luxury homeowners, and boards
✔ Proficiency in budgeting, financial analysis, and capital planning
✔ CMCA, AMS, or CPM designation a plus (or willingness to obtain)
