The Director of Projects leads major capital improvement projects for a luxury condominium and residential property, ensuring timely, budget-conscious, and high-quality delivery by coordinating with leadership, the board/owners, design consultants, architects, contractors, specialty trades, and municipal authorities.

Strategic Project Leadership & Portfolio Ownership
- Own and lead the full portfolio of capital improvement, asset management, infrastructure and major projects, ensuring alignment with the Association’s long-term vision, reserve strategy, and luxury positioning.
- Develop and maintain a multi-year capital improvement roadmap, sequencing projects to optimize timing, funding, and resident experience.
- Serve as the single point of accountability for project outcomes, including scope, schedule, budget, quality, and stakeholder satisfaction.
- Provide strategic recommendations on project prioritization, feasibility, and investment decisions.
Executive Advisory & Board Partnership
- Act as a trusted advisor to the Association Board and executive leadership, providing expert guidance on all aspects of capital projects.
- Prepare and deliver executive-level presentations that clearly communicate project status, risks, financials, and key decisions required.
- Translate complex construction, engineering, and financial data into clear, actionable insights for non-technical stakeholders.
- Establish credibility and trust through proactive communication and sound judgment.
Financial Oversight & Capital Planning
- Own the financial performance of all projects, including budgeting, forecasting, cost control, and long-term asset management.
- Evaluate and advise on capital expenditures, ensuring alignment with reserve studies and asset preservation goals.
- Lead financial reviews of contractor proposals, change orders, and project forecasts to ensure cost integrity and value optimization.
- Identify risks and opportunities impacting financial performance and recommend strategic adjustments.
Vendor & Consultant Leadership (Without Direct Authority)
- Lead and influence a network of external partners, including architects, engineers, general contractors, and specialty consultants.
- Establish clear expectations, accountability, and performance standards for all vendors, ensuring alignment with project goals and luxury standards.
- Facilitate collaboration across all external stakeholders, ensuring alignment, responsiveness, and execution excellence.
- Lead high-level negotiations and resolve conflicts to protect project outcomes and timelines.
Project Governance, Process & Execution Excellence
- Design and implement project governance structures, including reporting cadence, approval processes, and escalation protocols.
- Establish and maintain best-in-class project management standards, tools, and documentation practices.
- Ensure disciplined execution across all projects, with strong oversight of schedule, scope, and quality control.
- Drive consistency and transparency in how projects are planned, executed, and reported.
Risk Management & Decision Making
- Proactively identify, assess, and manage project risks at a strategic level, ensuring early mitigation and informed decision-making.
- Lead resolution of complex project challenges, balancing technical, financial, and stakeholder considerations.
- Make high-impact recommendations related to scope changes, vendor performance, and project direction.
- Ensure all projects comply with applicable regulatory, safety, and quality standards.
Luxury Standards & Resident Experience
- Ensure all projects reflect luxury-level design, materials, craftsmanship, and execution standards consistent with the property’s brand.
- Balance construction execution with resident experience, minimizing disruption and maintaining service excellence.
- Partner closely with property operations to ensure seamless integration of projects into the live operating environment.
- Protect and enhance the property’s reputation, aesthetics, and long-term value.
Communication & Stakeholder Alignment
- Establish and maintain a high standard of communication across board members, residents, leadership, and external partners.
- Provide clear, consistent, and proactive updates on progress, risks, and decisions required.
- Ensure alignment across all stakeholders to maintain momentum and confidence in project delivery.
- Serve as the central point of coordination, ensuring nothing falls through gaps across multiple parties.
- Strategic Thinking: Ability to develop long-term strategies that support operational scalability and organizational growth.
- Leadership: Proven ability to lead, coach, and develop high-performing teams while fostering accountability and collaboration.

This job operates in an office setting and on construction sites. It will visit sites that are mixed-use projects, condominium high-rise buildings, and homeowner associations. The sites will have moderate to loud noise and may be under construction.

While performing the duties of this job, the employee is regularly required to talk and hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee will be required to lift objects up to 25 lbs.

This is a full-time, exempt (salaried) position. Evening and weekend work may be required as job duties are in demand. This schedule may change to accommodate the business needs of the company. Days and hours of work are Monday through Friday, 8:30 a.m. to 5:30 p.m. This schedule may change to accommodate the business needs of the company.
Some travel will be required up to 5%.
- Minimum 8-10 years of project management experience in luxury, residential, condominium or high-end hospitality construction and renovation projects.
- Bachelor’s degree in construction management, Architecture, Engineering or related field. PMP, CCM, or equivalent certification preferred.
- Experience managing projects with budgets exceeding $1M+.
- Bilingual (English/Spanish) preferred.
- Local market knowledge (South Florida preferred).
- Proficiency in project management software (Procore, MS Project, or similar), budgeting tools, and construction document interpretation (blueprints, specifications, shop drawings).
- Deep understanding of luxury finishes, materials, and installation standards; familiarity with condominium governance structures and Florida building codes is preferred.
- Demonstrable track record with verifiable references from prior luxury residential or condominium capital improvement projects.
