Summary

Oversee and supervise all engineering operations and mechanical maintenance of the building coming within the jurisdiction of the Engineering Department. Oversee and supervise engineers, maintenance staff and all contractors hired by the POA to perform maintenance to or modifications to the building. He/She may stand a shift, work with the tools of his/her trade, and be available for emergencies 24/7.

  • Oversee Daily Operations & Staff Management: Lead all engineering and maintenance staff, perform daily maintenance tasks, respond to homeowner needs, and assist the General Manager with complex issues. Conduct safety meetings per OSHA guidelines and coordinate fire/earthquake evacuation drills.
  • Project & Vendor Management: Manage special projects, prepare bid packets and RFPs, oversee subcontractors, and review vendor contracts (e.g., fire systems, elevators, pools). Monitor project progress and ensure compliance with building standards and codes.
  • Administrative & Regulatory Oversight: Prepare monthly engineering reports for Board meetings, review and code invoices, handle purchasing of materials/equipment, and manage applications for permits. Review ARC applications and perform inspections throughout improvement projects.
  • Preventive Maintenance & Cost Efficiency: Develop preventive maintenance programs, troubleshoot facility issues (e.g., leaks, odors, vibrations), and implement cost-saving measures for utilities like water, gas, and electricity.

Requirements

Education and/or Experience:

  • 5 years of experience in a high rise
  • High school diploma required
  • 5 years of experience in Engineering
  • Knowledge of building systems is required (Plumbing, HVAC, Security, Pool Equipment, etc.)
  • Must possess a clean driving record and a current, valid drivers’ license

Language Skills

The position requires proficiency with US English. The candidate must have good written communication skills, and the ability to communicate effectively with employees at all levels of the organization, both verbally and in writing.
