Position Responsibilities:
- Works with on-site Manager to meet and exceed the needs of the facility.
 - Perform and handle a variety of maintenance for all common areas & facilities by initiating, performing & overseeing maintenance projects of large master planned community with extensive facilities to maintain.
 - General supervision, direction and support for the maintenance team.
 - General maintenance and repairs include pools, water features, electrical, HVAC, plumbing, tennis courts, and parks.
 - Works with the on-site Manager in managing all maintenance related and capital improvement activities within an assigned property.
 - Assisting team leaders in carrying out the implementation of various policies, standards, procedures and programs relating to the overall maintenance and upkeep of the properties.
 - Responsible for overseeing compliance with City, State, Federal, and OSHA, code and permit requirements.
 - Responsible for PM schedules including performance, scheduling, review, record keeping and performs regular maintenance on all building systems per PM schedule.
 - Work with maintenance team to set up to prepare facilities for special events and meetings.
 - Develop scopes of work for small improvements/services and seek out qualified contractors to bid the work.
 - Develop and maintain relationships with vendors, negotiating pricing, collaborating on approved vendor list.
 - CPO certification is required or ability to obtain.
 - First point of contact for on-call emergencies – evenings and weekends.
 - Other related duties as directed.
 
- Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described including related work experience in one or more of the maintenance trades.
 - Knowledge of methods used in maintenance including knowledge of the following trades: Carpentry, HVAC, plumbing, painting, masonry, grounds keeping, appliance repair, and electrical wiring; standard practices and tools used in the maintenance and repair of building facilities; safety practices and procedures related to the building trades; basic math to add, subtract, multiply, and divide.
 - Strong skills with the ability to manage staff and vendors while leading by example.
 - Effectively use a variety of hand and power tools; read blueprints; review and identify projects needed to be serviced by outside contractors.
 - Follow oral and/or written instructions; communicate effectively in both oral and written form; maintain work logs; establish and maintain cooperative and effective working relationships with those contacted in the course of work assignments.
 - Must be detail oriented, hardworking and have a positive attitude with a smile due to the fact that this role is a front-line position to residents, other personnel or customers.
 - Experience working in Word, Outlook, Excel. Ability to learn online work order system.
 - Experience and familiar with reviewing and working within a budget and Reserve Study.
 - Valid driver’s license.
 
- Works indoors and outdoors.
 - Requires physical ability to stand for long periods, climb stairs and ladders, squat and bend.
 - Ability to stand and walk for extended periods of time, in crowded areas and in confined spaces.
 - Ability to work on uneven surfaces, in hot, cold and wet conditions, climb and stand on ladders.
 - Ability to lift more than 25 pounds.
 - Able to handle various manual and power tools.
 - May work independently or as part of a team.
