Property Manager

Location: Highlandtown, Baltimore City

Starting Salary: $70,000-$75,000

WPM Real Estate Management is seeking a dynamic, customer-focused, and results-driven Property Manager to lead operations at a premier Class A residential community in Highlandtown. This is a unique opportunity for a motivated and experienced professional who thrives in a fast-paced, autonomous environment. In this unique opportunity, you will oversee both property management and leasing responsibilities, ensuring operational excellence and a top-tier living experience for residents.

Key Responsibilities

Leasing & Occupancy Management

Manage all leasing activities while ensuring compliance with Fair Housing laws
Screen and approve lease applications
Implement retention strategies to maintain optimal occupancy
Coordinate eviction proceedings with Property Accountants when necessary

Financial Management & Budget Oversight

Develop and manage annual budgets; monitor variances and control expenses
Approve vendor invoices, track financials, and oversee payroll records

Property Operations & Maintenance

Conduct regular property inspections and address maintenance needs within budget
Collaborate with maintenance staff to ensure timely unit turnovers and service resolutions

Marketing & Community Engagement

Promote the property to maximize curb appeal and leasing success
Analyze market trends and competitive properties to improve leasing strategies
Foster strong resident relationships through responsive communication and support

Leadership & Compliance

Hire, train, and supervise leasing and maintenance team members (as applicable)
Provide performance feedback and support professional development
Ensure compliance with company policies and regulatory requirements

Administrative & Reporting Duties

Prepare operational and financial reports for ownership and stakeholders
Maintain accurate documentation and ensure compliance with applicable laws
Coordinate staff scheduling, including emergency coverage when necessary

Qualifications

1–2 years of property manager experience (lease-up experience a plus)
Proven leadership and team management abilities
Strong financial acumen, including budgeting and reporting
Exceptional customer service and conflict-resolution skills
Proficiency in property management software and Microsoft Office
