Position Type: Full-Time – Monday to Friday, 8 AM - 5 PM (On-call availability required for after-hours emergencies)
WPM Real Estate Management is seeking an experienced Senior Area Service Manager to lead, mentor, and develop a high-performing team responsible for executing daily maintenance operations across a portfolio of properties. This position requires a proven track record in residential maintenance management and experience supervising teams.
As the Senior Area Service Manager, you will oversee the maintenance operations for your designated properties, ensuring top-notch service for our residents. You will leverage your expertise and leadership skills to drive team performance and maintain the highest standards of property upkeep.
Starting Salary: $90k (based on experience) +Phone Allowance
Key Responsibilities
- Mentor and develop Service Managers and Service Technicians, providing guidance to support their growth within the company.
 - Contribute to the Service Committee by actively participating in training and development initiatives.
 - Manage resident service requests: Ensure all maintenance requests are responded to within 24 hours, following up with residents to ensure satisfaction.
 - Utilize Entrata: Generate and manage the daily work order report, assign tasks to the maintenance team, and track completion, labor, and material costs.
 - Lead maintenance operations: Oversee repairs in HVAC, plumbing, electrical, appliances, carpentry, drywall, flooring, unit turnovers, and structural repairs.
 - Organize the maintenance shop: Maintain equipment inventory in compliance with OSHA standards and ensure cost-effective ordering practices.
 - Collaborate with the Property Manager: Provide regular updates on repair status, coordinate scheduling, and ensure efficient communication.
 - Manage vacant unit turnover: Oversee the preparation of vacant apartments, including re-keying locks and conducting pre-move-out inspections.
 - Oversee contracted services: Ensure external contractors meet quality standards and specifications.
 
Required Knowledge, Skills, And Abilities
- Strong expertise in plumbing, electrical, and carpentry.
 - In-depth knowledge of OSHA safety standards and regulations.
 - Exceptional time management and prioritization skills.
 - Strong written and verbal communication abilities, including drafting performance reviews and interacting with residents, teams, contractors, and vendors.
 - Superior customer service skills, with a focus on professionalism, diplomacy, and tact.
 - Adaptability to new technologies and software applications.
 - Cultural sensitivity and respect for diverse backgrounds.
 - Valid driver’s license and reliable vehicle required.
 
Education And Experience
- High School Diploma or equivalent required.
 - Minimum of 5 years’ experience as a Service Manager at a residential property with over 400 units, managing a team of 5+.
 - HVAC certification required.
 - CAM-T certification preferred, but not required.
 - Proven experience in supervising teams, providing mentoring, coaching, and role modeling.
