Our Common Area Maintenance Manager will oversee the maintenance of the Association’s common areas, which will play a crucial role in executing our company’s purpose statement: We build community by bringing people together in the neighborhoods where they live and in the offices where we work. Simply put, we create experiences that connect people.

This role requires knowledge with regard to the operation, maintenance, and repair of large acreage irrigation systems, experience managing large acreage turf, trees, shrub beds, and native areas, as well as of ponds and water features

About The Community

This active adult (+55) community association has extensive lifestyle and fitness programming, extensive open space, a trail system, and the centerpiece community recreation facility.

What You’ll Accomplish

  • Provide exemplary service and maintenance in order to ensure the tidiness, cleanliness, and welcoming appearance of Association-owned common areas.
  • Prepare and maintain the property in a condition to pass required inspections and relevant safety standards.
  • Maintain records pertaining to maintenance of common areas, equipment/asset warranty, and service information
  • Completes and delegates repairs and work orders, overseeing external vendors or contractors
  • Provides weekly reports documenting inspection results
  • Follows company-established standard operating procedures for common area inspections, vendor management, risk management, and asset management
  • Establish and implement a preventative maintenance schedule and maintain records of planned service
  • Prepares bid specifications and makes recommendations for the award of contracts
  • Maintains an adequate stock of frequently-used items and orders equipment, parts, and supplies
  • Assist in creating and maintaining a yearly maintenance budget, and track and report on common area expenses monthly
  • Drive progress to ensure common area grounds are maintained at high standards

What We’re Looking For

  • Have at least five years’ experience in grounds maintenance, as well as five years of experience in direct supervision of staff or vendors
  • Possesses a certificate, an associate's degree, or equivalent in turf management or horticulture
  • Desired certifications: Colorado Pesticide Applicators License, in turf and or ornamental
  • Possess strong computer skills, including Microsoft Office products, Google Maps, and project management tools
  • Service-oriented, self-motivated, and have the ability to communicate effectively both orally and in writing
  • Ability to manage vendors and collaborate with committees and stakeholders while also maintaining professional, pleasant, and polite working relationships
  • Ability to present project, work order, expenses, and reports at regularly scheduled committee, workgroup, Board, and community meetings.
  • Be able to work outdoors in various weather conditions, particularly high heat, and to walk long distances to perform physical inspections
  • Able to repetitively lift and carry up to 80 lbs. and to perform other physical labor
  • Must be able to work weekends, after-hours, and be on-call for emergencies
  • Have a valid driver’s license and vehicle insurance

If driving is, or becomes, a requirement of the role, it is required, at all times, that you hold a valid state driver’s license for the class of vehicle you are driving, maintain a clean motor vehicle report, and hold current automobile insurance at statutory limits. You must notify Human Resources immediately regarding any change to your motor vehicle standing. CCMC may periodically review motor vehicle reports to ensure compliance with these requirements.
